Imagine moving into your beautiful new apartment in a building tricked out with all sorts of plush amenities in the middle of the coronavirus pandemic. Sure, moving would be a nightmare, and you wouldn’t be able to use any of those amenities or common areas for an unspecified amount of time, per pandemic rules, but at least you’d have a brand new pad to quarantine in, right?

That’s what’s happening at Gio Midtown, previously known as Midtown 6. Developed by Magellan Development Group, the 447-unit rental building started pre-leasing in January. Publicists announced they received their Temporary Certificate of Occupancy (which basically means it’s more-or-less-done and people can legally start moving in) on April 15th as rates of COVID-19 infection were rapidly increasing, and Miamians were hunkering down en masse. Heck, most of South Florida had already been shut down for a month by then.

Still, by move-in day, also April 15th, approximately 14% of the building (62 apartments) had already been leased, and the building was going virtual to entertain residents, and maybe attract a few more, during the pandemic. This is how a publicist described it: ” In addition to virtual tours, the Gio team has developed curated virtual amenities, including cooking classes, personal training workouts, and more to be accessed from home.”

And here’s how the press release describes the project:

In addition to its proximity to everyday conveniences, Gio Midtown residents will have access to exclusive perks at local businesses, like Tap42 and Barry’s. On-site, the project offers an array of unparalleled amenities. On the 5thfloor, the South Florida sun beams down on the sprawling pool deck, equipped with a 25-yard lap pool, cabanas, grilling stations, and an outdoor whirlpool spa. Complemented by both city skyline and Biscayne Bay views, this space is ideal for entertaining.

Exercise enthusiasts can work up a sweat at the outdoor CrossFit station or basketball court, before heading inside to the 4,471 square-foot fitness club, which includes lockers and studios for group classes, like yoga, Bootcamp, and Zumba. To decompress, the spa provides a tranquil setting to suit all wellness needs. The Himalayan salt room presents a sand floor and salt rocks to mirror the calmness of the beach while boasting restorative properties to improve breathing, promote sounder sleep, and improve skin. Access to sauna and steam rooms, and a meditation garden, further add to the relaxing setting and transport residents to a state of pure Zen.

Gio Midtown keeps pet-parents at ease with several amenities to be enjoyed with furry friends. Residents can host pet playdates at the dedicated Dog Lounge with a coffee bar and seating, followed by pampering from on-site groomers at the spa. When pups need to release some energy, they can venture out to the turf lawn and go for a run or bask in the sun. The building also has several family-friendly amenity spaces including a designated indoor area ideal for kids’ parties or kicking back, as well as a private outdoor playground, game room, and family lounge.

Gio Midtown has a variety of floorplans including studios, one-, two- and three-bedroom residences, ranging from 386 to 1,919 square feet. Luxury finishes include ceramic tile backsplashes, quartz countertops, kitchen islands, keyless entry, blackout shades, and sprawling terraces to promote natural light and expansive city views. The residence bathrooms consist of frameless glass stand-up showers, Grohe faucets, and plenty of storage to ensure optimal functionality and design.

Inspired by Italian Modernism, the project’s fresh namesake derives from Italy’s Gio Ponti, an influential figure in the 20th century recognized for his architecture, furniture and object design. Designed by bKL Architecture LLC, Gio Midtown’s exterior features geometric, angled balconies, an ode to the Italian modernist architecture, while its mid-century modern design presents a vibrant energy, yet serene ambiance. Fanny Haim & Associates created interiors that depict a Palm Springs modern meets Miami MiMo style, featuring a soothing color palette, unique millwork, and pops of brushed gold throughout the property’s common areas.

Keeping eco-conscious renters in mind, the building boasts a bike workshop and wash station, as well as electric car chargers. Gio Midtown is also designed and built to LEED Silver sustainability standards and expects to receive its certification in about a year.
